Graceland December Sale - One Payment Down starts Black Friday!

Graceland Portable Buildings is having a one payment down sale starting Black Friday.   One payments puts you into a new building during the month of December.   This is a once a year sale.  

Plenty of inventory on our lot to choose from.   Right now we have 2 lofted barn cabins, one side porch cabin, one utility, one lofted barn and two corner porch lofted cabins.

Just sold the 16 x 40 side porch cabin that has been front and center since last year.   Plenty of people have looked at it, but a nice lady from Pearland, Texas came in about a month ago and told me she wanted it and would be back.  Well, she came back and it is now hers.  It will be leaving us around the first week of December.  

We're kind of nostalgic about that cabin because we decorated it last year for Christmas.   It was our hangout last spring, we would sit out there in chairs and watch the sunset.   Spent many happy moments on the porch just hanging out, talking to people, and chit chatting.   Last summer was pretty hot, so we didn't spend a lot of time out there, but it was always open and a lot of people came through it and got inspired!

We still have the small one on the lot overlooking the intersection at Strom Road.   I have a couple of bows and some tinsel on it - I had to stop decorating because of the rain, but I hope to pick that up again after Thanksgiving.

This is a great looking cabin, easy to finish out.   Even though I no longer have one on the lot, we can still order from the plant for customers.   Build and delivery time is running about 21 working days right now.

How Graceland Storage Buildings are Delivered...

One of the biggest questions we get is ... How are these buildings delivered?

I have signs on my lot, in my office and on my desk that say Graceland Buildings are Not Built on Site.   Every once in awhile, someone misunderstands and "thinks" that we must built on site, bring it in in pieces, etc. etc.

The buildings for the southeast Texas region are built in our Dallas area plant.   The building is completely built, including windows, doors, roof and stain.   It is then loaded on a truck and delivered to the customer.   The whole process only takes about 21 working days, sometimes a little faster depending on orders at the plant and weather.

The delivery drivers are trained to set up the buildings on your lot, including leveling and tie downs in most cases.   The setup is usually done in a few hours, maybe a little longer for the larger buildings.  

It is necessary to have enough room and a wide enough opening for the driver to "drive" the building in with the mule.  
The mule is a tiny forklift.   The driver puts wheels under the skids and drives the building with the mule on one end (see video below).   This helps to insure that your building is placed just exactly where you need it.

Sometimes customers need to take down a few feet of fence or make other arrangements to insure the building can be installed correctly on the lot.   The dispatch will call before the building is delivered to make sure that weather and ground conditions are dry before sending the truck out.

Woman Power!

I had two customers in the last two days, both women, looking at cabins.   In our conversations I discovered that one can weld and the other one told me that she can do electrical and plumbing.   Wow!

I remember just a few years ago when I would walk into Home Depot, I would get looks from men.   Not approving looks either.   Or wolf whistles.   You know.   That look.   That "you don't really belong here because you don't know what you are doing look".  

Don't get me wrong, I don't consider myself a feminist.   I like to cook, sew, paint, garden, do lady things like that.   But I can lay tile.   I can hang sheet rock, tape and float.   I have installed flooring, both vinyl and wood.   I have even installed a window or two.   Thank you HGTV, DIY, This Old House and Daddy!

It seems like women are doing more construction jobs.   They like it too.

I get 5 women to every 1 man looking at cabins.   It is always the same story - they want one to build out to live in, put someone they know in, use as a guest house, etc. etc.   But always, always a build out.  The cabin build-out fad is still in its infancy.   As mortgage rates and rents rise, people are looking for alternatives and they always find them.   Mainstream hasn't caught on yet, but its just a matter of time.   Tiny Houses, Tumbleweed Houses, etc. are out there, pre-built and ready to move into, but they are still pricey - $50,000 plus.

A storage building, decent size - 16 x 40 can be purchased for around $11,000.
Add windows.
A little framing inside
A door if it does not come with a standard steel 36" door (Graceland Buildings do!).
Add electrical
Add plumbing
Add sheet rock or paneling (I have even seen pretty decent jobs with T-1 11)
Connect a stove
Put a window unit in
Hot water heater (or On Demand Hot Water - prices are coming down and takes much less space)
Sink
Tub or Shower
Bathroom vanity
Toilet
Some Cabinets
You've got yourself a basic, livable house.  
Apartment sized, yes, but cheaper.  
Cost?
Depending on how much DIY, probably around $20,000 - $25,000 or maybe less

Crazy idea?   Think no one else is doing it?   Think Again!   They are everywhere.  I have talked to the people who live in them.  
They are happy.   They are loving their small spaces.  They have money in their bank accounts now.   No mortgage.   Low taxes.   And it belongs to them.  
 

Fall is Here! Time to Clean out the Clutter and Store it!

Fall is finally here after a long hot summer and it is time to clean up and clear out!

You may need some extra space to store things or just want more room, either way, we can help!  We have portable wood buildings on skids from 8 x 12 all the way to 16 x 40.

We can do Rent to Own or Cash, Visa, Discover, Mastercard, Am Express.   

Rent to Own is a popular option - no credit check, no employment check,  basically anyone is approved.  

We have barns, utility sheds, garages, and cabins.   The cabins are very popular now - lots of folks are putting up sheet rock or paneling and adding electricity and plumbing and living in them!   A 5 year payout on a rent to own with a payment of $500 per month or less sure beats apartment rent these days!   I have had customers buy them for mother in law houses, for adult children who are living at home, for rental properties and even just for a place to hide out and have their own space.   They make great office buildings - just had one customer purchase one on a rent to own, $272 per month on a five year,  when it is paid off, she will own the building free and clear!   She looked everywhere and couldn't find anything for less than $500 per month to rent for office space.   A little wiring (her brother in law could do it), some insulation and sheetrock and she was set! 

We also have Eagle Carports metal carports and storage buildings!

Eagle is a brand leader in the USA and has one of the best built carports for the money!   Prices start at $595 for a 12 x 21 metal carport and that includes installation!    Eagle now has a package for Coastal areas that require windstorm permits up to 130 mph with engineered stamped plans for only $100.   We add bracing and upgrade to 12 gauge on the carport and it satisfies windstorm requirements for most municipalities in Galveston, Chambers, Harris, Ft. Bend and Brazoria Counties.
